Step by Step Guide to Buying Your New Home
Step 1/ Finding Your Perfect Home
You are ready to take the next step and view the houses for sale on the Hometown Australia website under Homes for Sale. You can view by community or see all homes available across the communities. You can take your time browsing and when you are ready you can contact the Sales Manager by email or phone depending on what is most convenient for you.
Step 2/ Arrange a Viewing
The Sales Manager will contact you to arrange a viewing of the display model of the home and provide you with a tour of the community. Now is a great time to ask any questions you may have about the home and community.
Step 3/ The Fun Part – Taking a Tour!
It’s time to take a tour of the display home and envision yourself living in the community!
Step 4/ Take Some Time
Have a think about the home you have toured and take your time, it’s a big decision. You may like to visit the community again to tour the home or you might have more questions for the Sales Manager.
Step 5/ Making it Official
You have decided to put an offer on the house which has been accepted. Congratulations! The Sales Manager will send you a package which will include an Expression of Interest (also known as an EOI), sample Site Agreement, and a disclosure statement which outlines Hometown Australia’s offerings, along with details about the rights of the homeowner and community owner. This allows you time to read through the documents, source legal advice, ask any further questions and undertake your due diligence in relation to the purchase.
Step 6 / Signing the Contract
It’s time to sign the contract and pay the deposit on your dream home.
Step 7 / The First Look at Your New Home
Your home is built! Now it starts to feel real with a visit to your new home organised 14 days prior to moving in. During your visit you will sign the Site Agreement (which you have read in step 5), and you will be be introduced to the Community Manager who will take you for another tour of the community.
Step 8 / Move In Day!
The big day is here! It is time to finally move into your dream home and immerse yourself in your new life. Your Community Manager will organise your community induction to help you immerse yourself in all of the social and wellness activities on offer if you choose to get involved, and we are sure there will be some eager neighbours looking forward to welcoming you into the community.
Steps to Purchasing a Preloved Home
If you are purchasing a preloved home with Hometown Australia the process is slightly different but still simple with the support of the professional Hometown Australia team.
Step 1/ You Have Found a Home and are Ready for a Viewing!
You have seen a preloved home that is of interest on the Hometown Australia website under preloves homes for sale and submitted an enquiry to the Sales Manager. The Sales Manager will contact you to arrange a viewing of the home and a tour of the community.
Step 2/ Time for a Viewing
The Sales Manager will take you for a viewing of the home and answer any questions you may have about the home or the community. Take your time to view the home and explore all the community has to offer during your visit.
Step 3/ Time to Make an Offer
You have viewed the home and discovered what life could look like. You have decided to put an offer on the home. Exciting! Hometown Australia will present your offer to the homeowner and will liaise for a price to be agreed.
Step 4/ Congratulations, Your Offer Has Been Accepted!
Congratulations! Now is the time to make it official. This is where things are a little bit different to buying a new home. When you buy a preloved home, you will need to provide a deposit which goes directly to the current homeowner.
The Sales Manager will send you a package which will include an Expression of Interest letter (also known as an EOI), sample Site Agreement, and a disclosure statement which outlines Hometown Australia’s offerings, and the rights of the homeowner and park owner. This allows you time to read through the documents, source legal advice, ask any further questions and undertake your due diligence in relation to the purchase.
Step 5 / Settlement Time
Hometown Australia will liaise with yourself and the current homeowner to agree on a settlement time. You may also like to organise an inspection prior to settlement to your new home, which can be organised with the Sales Manager.
Step 6 / Welcome to Your New Home!
The day is here for you to move into your new home and start enjoying your golden years with Hometown Australia. The Community Manager will introduce themselves and organise an induction for you to understand all that the community has to offer such as the amenities, social activities and much more. No doubt, your new neighbours will be eager to meet you and make you feel at home.
