A Hidden Treasure on the North Coast of NSW

The Lorikeet Lifestyle Community is named after the iconic Australian birds who call the community home, often found feasting on local flowers or splashing around in bird baths. Located in Arrawarra, a pocket-sized coastal town with a population of around 1,500 people north of Coffs Harbour, the Lorikeet Lifestyle Community is a boutique community for the over 50s. Whether you are working, retired or somewhere in between, residents enjoy the lifestyle benefits that come with living within a community.

“The Lorikeet Lifestyle Community is a hidden treasure on the NSW coast. This boutique community is ideal for those looking to downsize whilst having the opportunity to stay active, meet like-minded people and enjoy a relaxed coastal lifestyle,” said Michael Grosvenor, Hometown Australia’s National Development Manager.

Discovering the surrounds

Surrounded by the beauty of the north coast of NSW, residents only need to take a short 250m walk through bushland to reach the secluded Arrawarra beach.

Just a few minutes away is Arrawarra Headland, with vistas of the Pacific Ocean including, during winter, migrating whales. Heading south you will find Safety Beach, which offers an 18-hole golf course, and just a little further down the road, Woolgoolga, with great eating and shopping options. If you prefer to head north, you will find Red Rock Headland, with its distinct red quartz colour and nature-filled rockpools. If visiting a major centre, for medical or other shopping needs, you can choose between Grafton and Coffs Harbour, both around a half-hour drive away.

Exploring life at the Lorikeet Lifestyle Community

The Lorikeet Lifestyle Community enjoys average winter daytime temperatures just below 20 degrees, with a good six to eight hours of sunshine per day. The community provides plenty of ways to enjoy this stunning weather with existing facilities, ideal both for residents and visiting families, which include a pool, spa, tennis court, and play equipment.

Coming soon is a resort-style community centre, scheduled for completion in mid-2022. “The centre will elevate the over 50s living experience by providing additional amenities including an outdoor entertainment area, gym, BBQ facilities, and an indoor dining area for social activities,” said Mr Grosvenor.

Discovering new home designs

The boutique community is home to 52 dwellings and will soon welcome an additional 39 new homes with a range of home designs on offer.

“Homes are thoughtfully designed for the ease of use for those over 50, offering the best of indoor and outdoor living and built with quality fittings,” said Mr Grosvenor. Features of new home designs include entertaining decks, modern kitchens, open plan living, built-in wardrobes, air-conditioning, and multi-purpose rooms. The price for new homes range from $372,500 to $425,000.

When considering the financial aspects of downsizing to a Hometown Australia Lifestyle Community, such as the Lorikeet Lifestyle Community, homes are part of the Land Lease Living model. This means residents own the dwelling and long-term lease the land on which it stands. Benefits of the Land Lease Living model include no stamp duty payable, no council rates, no deferred management fees that can be part of moving into, or out of, a retirement village, and you may be eligible to claim Commonwealth rental assistance.

The model also makes it possible to access fantastic lifestyle-rich areas such as the NSW north coast, without the exorbitant price tag that comes with other homes in the region.
