It’s been a big selling point,” said Kerry.

“We are getting interest from couples and singles who are keen to downsize from their current three or four bedroom home into the more affordable new homes here at Seachange that offer a low maintenance, flexible lifestyle. By releasing home equity, these new residents will be increasing their savings so they can enjoy a better retirement lifestyle, including more travel. They are also keen to avoid the need for ongoing home maintenance,” said Kerry.
Seachange’s new homes also keep sustainability in mind. The homes include a rainwater tank, and solar hot water system installed on the roof, and can accommodate further solar panels if the homeowner wishes to install these.
The new two-bedroom plus study Seachange homes are available from $535,000, with three-bedroom homes available from $560,000.

These prices compare very favourably to Adelaide’s May 2025 median house price of $848,940, which represents an 8.3% increase over 12 months.
The Seachange home prices also compare well to the May 2025 median house price of $715,000 for the major peninsula centre of Victor Harbor. Prices in Victor Harbor have risen by 10.9% over the past year.
Importantly, Seachange’s unique land lease home model means buyers do not need to pay stamp duty, council rates or exit fees, and get to keep all capital gains.
“There is strong demand for affordable housing in this part of the world due to the area’s rising prices,” said Kerry.
“We are helping downsizers to retire in this beautiful area, at a price point below the typical suburban home here on the peninsula, or in Adelaide.”

Seachange’s new homes include modern and stylish design options which reflect recent feedback received from downsizers.
Stage one homes are available now with stage two homes set to be released in October 2025.
“The new home designs are fantastic for those who are looking for low maintenance living but still offer space to entertain and host guests,” said Kerry.
“Designs include indoor-outdoor living, contemporary kitchens, master suites, a multi-purpose room, double garages, a covered alfresco area and more.”
Kerry said some incoming residents were also looking forward to using the homes’ multi-purpose or third bedroom as a workplace, as they transitioned to full retirement.
Kerry said the design of the wellness centre was also in line with the desire of incoming residents to maintain a social and healthy lifestyle.
“The new indoor swimming pool has been a big drawcard,” said Kerry.
“We are getting more residents who want to stay fit and active in retirement and see the pool as playing a big part with this.”
